So I have worked for 1 month already… how time flies.. and when my first pay came.. I was so excited cause it was like quite a lot.. then I also dunno why its more than what it should be… only to realise that there was some back payment.. my company a bit strange..
Ok so my pay day is in the middle of the month.. and so it happened I started work on the exact same day.. of course then I would thought that since I work one month exactly, I will be getting a full month salary… but my company calculates the salary by an exact month.. ie. from the start of the month to the end of the month.. which means I am getting a back payment of 1/2 a month.. :grin1 Will the additional money was used to pay back on my debts and stuffs.. so now I am back to square one.. lol
Anyway I was looking at the flats and loans etc.. then I came upon this calculator which shows how much you have to pay etc.. its the Home Affordability Calculator
I entered some estimated numbers for me and Amanda.. so if we are taking a 15 years housing loan, with 3% interest every year.. and set ard 35% of our gross income for repaying..
each month, we will have to repay ard 1.7k for this housing loan combined.. BUT… out of this 1.7k, some of it will be from the CPF which is deducted from our gross income.. so in the end, we will need to repay ard 600-700 in cash back to CPF for the housing loan.. :umm1 and we can probably get ard 260+k in loan from CPF.. 260+k of loan is more than enough to get a resale flat plus renovation costs I think (correct me if I wrong…) cause I checked like Hougang resale flats is valued at 150-200k
But from my analysis, it is better to have more cash and take less loan due to interest rates.. so usually pple is take loan for the flat itself and pay the renovation costs in cash… hehe then I am going to setup a nice blog for my flat! hehe while Amanda setup a blog for our wedding? lol
I am still quite interested in Kovan Melody though.. wonder how much it will cost by the time we are scouting for flats..
